2. Reservations, Payment and Cancellation

1. A reservation made on this Site is confirmed when we send a booking confirmation email.
2. Room rates are the amounts shown on the booking page (tax included). Payment is by credit card through our payment processor, Stripe. Card details are handled by Stripe; we do not store card numbers.
3. Cancellations and no-shows are subject to the cancellation terms shown at the time of booking and to our legal notice (Act on Specified Commercial Transactions).
4. By law (Hotel Business Act), all guests must be registered in the guest register before the stay. Please follow each property's house rules, such as no visitors who are not on the reservation and no smoking in the building. We may refuse accommodation if these rules are not followed.

3. Prohibited Conduct

Users shall not engage in the following:

• Unauthorized reproduction or redistribution of Site content
• Interference with Site operations
• Infringement of the rights of other users or third parties
• Submission of false information (including reservations and guest registration)
• Unauthorized access or attempts thereof
• Any other conduct deemed inappropriate by us

4. AI-Generated Responses

Some responses in the AI chat on this Site and on our official LINE account are generated automatically by AI. They are for reference only and are not guaranteed to be accurate. For important matters such as your reservation, rates and cancellation, please rely on your booking confirmation email or our direct replies.

5. Disclaimer

We strive to ensure the accuracy of information on this Site but make no guarantees. Except in cases of our willful misconduct or gross negligence, we are not liable for any damages arising from the use of this Site.

This Site may contain links to external websites. We are not responsible for the content of linked sites.

7. Changes to Terms

We may modify these Terms when necessary. Updated Terms take effect upon publication on this Site.

8. Governing Law

These Terms are governed by the laws of Japan. The Tokyo District Court shall have exclusive jurisdiction over any disputes arising from these Terms.

• Reservations: Name, email address, phone number, dates of stay, number of guests, and requests
• Payments: Payment records (amount, date, last four digits of the card, etc.). Card numbers are handled by our payment processor, Stripe, and are not stored by us
• Guest Register: As required by the Hotel Business Act, the name, address, occupation and contact details of every guest. For foreign nationals without an address in Japan, nationality, passport number and a copy of the passport
• Inquiries and Chat: Name, email address, message content, and messages entered into the AI chat
• LINE: LINE user identifier, display name, and message content
• Access Data: IP address, browser information, access time, and pages viewed (via Google Analytics)
• Cookies: Used to improve site usability and for analytics purposes

2. Purpose of Use

• Handling reservations and payments, and sending booking confirmations and check-in information
• Creating and keeping the guest register required by the Hotel Business Act
• Responding to inquiries (including automated AI responses)
• Service improvement and site usage analysis
• Fraud prevention (reCAPTCHA)

3. Third-Party Disclosure

We do not share personal information with third parties without user consent, except as required by law. Under the Hotel Business Act, we may present the guest register to the police or other public authorities upon request.

4. External Services

This Site uses the following external services. Data handled by each service is subject to that provider's privacy policy.

• Stripe: Credit card payments. Card details are processed directly by Stripe.
• Beds24: Reservation management system, used to store bookings and manage availability.
• LINE: Guest communication through our official LINE account.
• AI service (Anthropic): Generating responses for the AI chat and LINE. Messages are sent only to generate a reply and are not used to train AI models.
• Google Analytics: For access analysis. We use Google signals, which provides us with aggregated, non-identifying estimates such as age, gender and interests for visitors signed in to a Google account.
• Google reCAPTCHA v3: For spam prevention.

5. Data Retention

The guest register is kept for three years from the date of creation, as required by the Hotel Business Act. Reservation and payment records are kept for the periods required by accounting and other laws. Contact information is retained for a reasonable period after resolution and then deleted. Access logs are retained for site improvement purposes.

6. Cookie Management

Users may disable cookies through browser settings, though some features may be limited.

You can stop collection by Google Analytics with Google's opt-out browser add-on. Information used for estimates such as age and gender can be managed in your Google account's ad settings.

We comply with Japan's Act on the Protection of Personal Information and handle personal data in accordance with the following policy.
